The Office Market in Stockholm

Stockholm is by far the Nordic region's largest office market, with well over 12 million square metres of office space. The capital offers a wide range of available spaces – from prestigious addresses in the CBD around Norrmalmstorg to cost-effective alternatives in the outer sub-markets.

The most sought-after office areas include the CBD (Centrala Affärsdistriktet), Östermalm, Vasastan and the emerging Hagastaden district. Here you'll find modern premises with high standards, along with the highest rents in the country. For businesses that prioritise price over a prestige address, areas such as Kista, Solna, Sundbyberg and Liljeholmen offer attractive alternatives with strong public transport connections.

Kista has established itself as the Nordic region's leading technology cluster, home to Ericsson and a dense ecosystem of ICT companies, with metro and commuter-rail access. Solna and Sundbyberg attract businesses that want efficient modern premises close to the city, served by the metro, tram and commuter rail. Liljeholmen and Hammarby Sjöstad on the south side combine good transport links with a growing mix of housing, retail and offices.

Vacancy in central Stockholm typically ranges from 6–9%, but varies considerably between sub-markets, with the outer areas generally higher than the CBD. Demand for flexible and sustainable office solutions is increasing, and many landlords now offer premises with green certifications such as BREEAM and LEED. Buildings without environmental certification increasingly find that tenants demand or prefer alternatives.

Hybrid work has reshaped office requirements. Many businesses are reducing space per employee but investing more in quality, meeting rooms and social zones. Activity-based offices with different work zones are becoming increasingly popular, especially among knowledge-intensive businesses.

The average lease term for office space in Stockholm is 3–5 years, but shorter lease periods are available in the coworking segment. For traditional offices, 3 years is often the minimum required by landlords, but this can be negotiated – especially for larger areas or during periods of higher vacancy.
